Tilt and Slide Patio Door Repairs

A well-functioning tilt and slide patio door offers light, fresh air and easy movement between indoors and out. Modern aluminum doors offer strength and durability, thermal integrity and a range of glass options that offer a wide variety of aesthetics.

Dirty tracks and rollers are the primary cause of sliding door problems. Cleaning and Lubricating these moving parts regularly will ensure that your door is operating properly.

Track and Roller Replacement

Tracks and rollers are the principal elements of sliding door functionality. They are located in the bottom of the door's aluminum panel and sit on a raised track that guides them as they slide open and close. Over time, dirt and dust in the tracks could cause them to become clogged. This could cause the rollers to become damaged. Keeping your patio door clean and well-lubricated can help prevent these problems.

It is possible to repair your track and rollers, except if the track is seriously bent. You can ask a relative to help you lift the panel off the track by bending it towards you (Photo 3). It could require some effort to lift the panel as they are quite heavy. Once the panel has been removed, lay it flat on sawhorses to inspect the rollers. Replace them if damaged by purchasing a new set. You can also alter the height of the rollers by turning adjustment screwswhich are usually found in slots along the edges of the door panel.

If the rollers are in good condition they may just require to be cleaned and lubricated. Take the rollers off with a screwdriver and clean them using denatured ethanol. This will get rid of any grime or dirt that may be causing the resistance. After carefully putting each roller in its slot and then fully retract it using the adjustment screw. Last but not least spray the rollers with silicone spray. This type of lubricant won't retain dirt as petroleum-based products do, and will make your door move effortlessly.

After cleaning and reinstalling the rollers, you can reinstall and test the door to ensure that the track is aligned correctly with the rollers. Also, ensure that the doors slide smoothly. Contact an authorized dealer in your area if you need help. Maintaining your doors clean and lubricated can make them last longer and reduce the need for repairs. We recommend a silicone-based lubricant, as it will not attract dirt like WD-40. It is recommended to lubricate your tracks and rollers at least once per month.

Replace insect screens

Sliding patio doors are fantastic for maximizing floor space, providing airflow and allowing in beautiful views. They can however become problematic if the mechanism is not functioning properly or has stopped completely. Fortunately, most issues with sliding screen doors are easily fixed. Dirty rollers caused by debris in the track or a wrinkly screen are common culprits but you can fix them by following these simple steps.

If your screen is sagging or is wrinkling, first lay the frame down on an even surface. Then place patio door repairs under each end, forming some slight bows in the middle. This will allow you to draw the screen closer and straighten it.

Purchase a screen that is at least two inches larger in both directions than the opening of the frame. This way, you'll have the space to trim any excess. Also, make sure to press one end of the rubber spline into the channel with a spline rolling tool. Once you have done this, it is time to insert the remainder of your spline.

Adjusting the Panel

The tilt and slide mechanism allows you to open the patio doors wider to let in more air while keeping your pets, children and other household members away. Despite the convenience of the system, they tend to require more force than expected and over time, this leads to increased friction, crooked tracks or misalignments which could cause the door to fail. Early detection and minor adjustments can usually solve these issues, and reduce the cost of replacing hardware.

The first step to adjust a tilt-and slide patio door is removing the panel. Place it on an even surface. Once the panels are removed and set on a flat surface, you can use a screwdriver to remove the plastic hole caps from each of the adjustment rollers. Once these are removed, the adjuster will be coaxed out of its channel using a long shaft screwdriver. After removing the adjuster, clean it with denatured or ruby alcohol. This will eliminate any dirt that has caused the roller to resist and let it easily retract back into its channel after the process.

When reinstalling a movable panel align it with the frame and then use the drill to drive the screws into the flange. Secure the flange tightly to the door edge while ensuring that the flaps orient correctly. Once the movable panels are in place, apply silicone-based lubricant on the top track arm connector blocks as well as the lead Bogie wheels, and the slave Bogie wheels and then replace the plastic hole cap.

Repeat the process for the two other moveable panels to restore their slide functionality and reinstall the flanges made of plastic. Utilizing a plastic adhesive glue the jamb-side strip onto its respective fixed panel. Attach the handle after the glue has dried, and examine the smoothness of the process. If sliding patio door repair is not resolved, adjust the lead Bogie by removing it, cleaning it and reinstalling with a silicone-based grease.
